Property in Grimentz
The Lex Webber laws have led to an acute shortage of apartments and chalets for sale in Grimentz.
Anyone now looking to buy a chalet in the Grimentz will have to wait for an existing owner to sell. The strict Swiss second home laws mean that no new chalets are now being built in the village.
Whether you are looking for a second home or rental investment, Griment’s high altitude pistes and long ski season mean that competition for the best apartments and chalets is fierce.
Traditional Swiss wooden chalets are the hallmark of Grimentz and often feature rustic exteriors with modern open-plan interiors - often designed to exceptional standards now by the best architects and interior designers that have moved in from Verbier.
Grimentz’s unique historic centre means that it is sometimes possible to find truly bespoke historic chalets in the 15th century ‘old village’. The old village shares much the same architecture as nearby Zermatt with plenty of old barns and traditional farming buildings. The difference in Grimentz is that they are more likely to be converted into a small wine shop or family home than a Louis Vuitton store!
Although Grimentz focuses on preserving its traditional feel, there are also new developments offering contemporary living spaces with all modern conveniences.
The average price for a chalet in Grimentz varies significantly depending on the size, location, and amenities.
Older chalets from the 1970s can be found from just over CHF 1m and will often require full refurbishment or total redevelopment. Meanwhile, some of the best chalets - particularly those near the piste like the new ‘Les Chalets d’Adelaide’ chalets can now fetch CHF 3m.
Older apartments in Grimentz can be found from CHF 500,000 although these are likely to be in residential buildings from the 1970s that lack modern amenities. Several newer developments have been built recently such as Les Rahas and Les Flocons du Neige. Although now sold out it is possible to find resale apartments here in the CHF 1-2m price range.
Given the growing popularity of Grimentz and the limited availability of properties, real estate in the area has shown strong potential for capital appreciation over time. The Lex Webber laws have resulted in a shortage of supply which should help support property prices in the future.
