Königsleiten is the highest hamlet of the Zillertal Arena, it is situated at 1,600m with world class skiing and snowboarding waiting outside the front door of your accommodation. The ‘Zillertal Arena offers outstanding skiing opportunities with access to 322km of downhill skiing, 143 marked pistes and 112 ski lifts. Outside of the ski slopes, Königsleiten is blessed with great restaurants, bars and everything you can imagine for a perfect après ski. For those who like a slightly quieter winter holiday, you can easily visit the small village Wald for peaceful cross-country skiing and winter hiking.

Property in Königsleiten is highly sought after, with high-altitude skiing, breathtaking alpine views, and traditional Austrian charm. 

Sitting at 1,600m in the heart of the Zillertal Arena, Königsleiten is an excellent place to look for ski-in, ski-out apartments and chalets, making it a prime location for both second homes / Zweitwohnsitz and investment or ‘buy-to-let’ properties. 

Königsleiten retains a peaceful and authentic atmosphere, with its wooden chalets and family-friendly vibe appealing to those seeking a true alpine escape. 

The south-facing aspect ensures that the village gets as much sunshine as possible and you can enjoy some excellent après-ski or al-fresco dining in the many bars and restaurants.

The centre of Königsleiten is the most desirable location, offering direct access to ski lifts, restaurants, and après-ski spots. Here, you’ll find traditional chalets alongside some newly built luxury rental apartments.

Thanks to its high altitude, snow conditions in Königsleiten are generally reliable throughout the season, ensuring strong demand for holiday rentals. 

Additionally, Königsleiten’s compact layout means everything is within easy walking distance, making it a great option for those who prefer a car-free alpine experience.  

Slightly away from the main lifts, the lower part of Königsleiten offers more spacious properties with stunning panoramic views of the surrounding Austrian mountains.  

This area is popular with families looking for a high-altitude property in the Austrian Alps and easy access from Munich, Brussels and Amsterdam. 

Expect to pay from around EUR 500,000 for a high-quality ‘buy-to-let’ apartment or from EUR 1,500,000 for a chalet. However, new Austrian second home laws mean that there has been no new construction of second homes since 2018 so you will need to find an existing second home for sale. 
 

Winter in Königsleiten

Nestled at 1,600m, Königsleiten is the highest ski village in the Zillertal Arena. The Zillertal Arena is the largest ski area in the Zillertal and extends from Zell im Ziller via Gerlos to Wald- Konigsleiten and Krimml-Hochkrimml and is renowned for some of the most varied and extensive skiing in the region.

The good mix of blues, reds and blacks runs extend to over 143kms of piste and reach an altitude of 2,500m making it some of the most snow-sure skiing in the region.

For convenience, the Zillertal Superskipass provides access to over 540 km of ski runs across multiple resorts, making it an excellent option for extended stays. 

In addition to skiing, Königsleiten offers scenic winter hikes, horse-drawn sleigh rides, and opportunities to relax in mountain huts with breathtaking panoramic views. The region is also home to the Sternwarte Observatory, where you can gaze at the night sky away from city lights. 

Après-ski here is both charming and lively, with alpine bars and rustic lodges serving traditional Austrian cuisine and warm drinks. If you're seeking more nightlife, nearby Gerlos features a vibrant party scene with DJs and late-night entertainment.

Summer in Königsleiten

Summer tourism is on the rise in Königsleiten, offering visitors and homeowners plenty of activities to enjoy.

For keen hikers, there are several longer routes that allow you to stay in mountain huts right up the glacier plateaus with views all the way to the Italian Alps.

The nearby Hohe Tauern National Park is also a hiking paradise with hundreds of kilometres of marked trails allowing for all abilities.

Cyclists will find endless opportunities to discover the region on two wheels, with well-marked mountain biking trails winding through forests, valleys, and high alpine terrain. 

Just a short drive away is the WasserWunderWelt Krimml, home to Europe's largest waterfall. This popular day trip includes a rewarding hike and a hearty lunch at the top.

Also, you can cool off in the crystal-clear mountain lakes or enjoy paddleboarding, canoeing, and fishing in the serene alpine waters. For a unique wellness experience, the fresh mountain air and natural Kneipp pools provide a refreshing way to rejuvenate after a day of adventure.
