Leogang is a picturesque village nestled in the heart of the Salzburg region of the Austrian Alps. This once sleepy village has transformed over recent years into a prominent high-Alpine tourism hub that now hosts World Cup mountain biking events and is home to several of Austria’s most exclusive new hotels. Leogang is directly connected to the Saalbach-Hinterglemm-Leogang-Fieberbrunn ski area, offering a serene alternative to its more crowded neighbours. This destination in the Alps is particularly popular among families and summer biking enthusiasts. Every resort has its more desirable areas, and in Leogang, the most popular locations are "Sonnberg" and "Rain," where the majority of holiday homes can be found. Like its close neighbour, Zell am Zee (20 minutes by car) apartments and chalets for sale in Leogang with either “touristic permission’’ or “Freizeitwohnsitz’’ status are in high demand. In addition to its appeal for winter sports, Leogang is also home to one of Europe’s most renowned bike parks, attracting mountain biking enthusiasts from all over the world. Leogang's popularity as an all-year-round family resort is reflected in the scarcity of available properties and their high-end prices. However, the quieter market conditions of 2024 make this an excellent time to find a top-quality holiday home, with prices slightly below their 2022/23 peak.

For apartments with "Tourist" use, you can expect to pay around €7,000 to €9,000 per m2. This means that the property can be used for weekly holiday lets. Many of these apartments are situated within apart-hotel residences and come with communal facilities such as a swimming pool and restaurants. 

For example, the recently completed Stockinggut is one such popular residence in a prime ski-in ski-out location. 

Properties with "Freizeitwohnsitz" or ‘zweitwohnsitz’ are also popular and prices range from €9,000 to €15,000 per m2. These apartments and chalets can be used as your own private second home and do not have to be rented out. 

The prices vary depending on the exact location, with ski-in/ski-out homes commanding a premium.

A steady rental income throughout the year means property in Leogang is in high demand and should prove to be a good long-term investment. The recent opening of several high-profile hotels such as Krallerhof and the Forsthofgut have brought international attention to Leogang.

Winter in Leogang

The ski area in Leogang has an extensive 270 kilometres of slopes, making it one of Austria's largest. The introduction of the Ski Alpin Card in the 2019/2020 winter season has expanded the offerings to include the Schmittenhöhe ski area in Zell am See and the Kitzsteinhorn glacier ski area in Kaprun, totalling 408 kilometres of downhill runs and 121 lifts.

In Leogang, visitors can enjoy the Schanteilift with its floodlight system, as well as off-piste activities like ski tours, horse-drawn sleigh rides, snowshoe hikes, and toboggan runs.

Leogang isn’t short of challenging off-piste areas and also provides a welcoming environment for beginners and families with children. The Kinderland area is specifically designed for kids, featuring gentle slopes, magic carpets, and fun activities.

The Nitro Snowpark in Leogang is a highlight of this resort. This well-maintained park features jumps, rails, and obstacles for all skill levels.

There are numerous bars and lounges that offer a lively atmosphere to unwind after a day on the slopes. Popular spots include the AsitzBräu, located at the top of the Asitz cable car, and the KrallerAlm, known for its rustic charm and lively music.

Leogang hosts several events and has a lively nightlife during the winter season. The resort frequently organises live music performances, DJ nights, and themed parties. The White Pearl Mountain Days festival is popular each year, combining music, gourmet food, and outdoor activities.

The resort features wellness centres and spas for relaxation, as well as facilities for ice skating, tobogganing, and snowshoeing. The Flying Fox XXL, one of the longest and fastest zip lines in the world, offers a unique winter adventure.

Leogang's location makes it an excellent base for exploring nearby attractions. Saalfelden, just a short drive away, offers additional dining, shopping, and cultural experiences. Zell am See, known for its beautiful lake and winter sports activities, is also nearby. Kaprun, famous for the Kitzsteinhorn Glacier, provides opportunities for year-round skiing.

Summer in Leogang

During the summer, hikers at Asitz and the Leoganger Steinbergen can explore pristine hiking trails, charming mountain huts, and picturesque alpine pastures.

Families can enjoy the "Berg der Sinne" at Asitz, which features the Sinne Adventure Park, the "Kneipp" at "Stille Wasser," and Leo's play hiking trail.

The Epic Bikepark Leogang is a haven for downhill and freeride enthusiasts, offering options for bikers of all skill levels. Accessible via the L1 + L2 Asitzbahn or the L3 + L4 Steinbergbahn, the park boasts a variety of lines and trails. Beginners can benefit from the Riders Playground by improving their skills.

Leogang offers hiking trails suitable for all abilities. The Saalfelden Leogang Hiking Park features over 400 km of marked hiking trails. The Pinzgauer Spaziergang is a scenic long-distance trail offering panoramic views. Leo’s Gang Art Trail combines art with nature, featuring sculptures along the path.

Golfers can visit Golfclub Gut Brandlhof, an 18-hole championship course located in Saalfelden, with stunning mountain views and a challenging layout. Another option is Golfclub Urslautal, known for its beautiful setting and well-maintained greens.

The Asitz Adventure Park features a summer toboggan run, a sensory experience trail, and a kids’ playground. The Leogang Swimming Pool is a family-friendly pool with slides and a spacious sunbathing area. Easy and accessible family hiking trails include educational elements and fun stops along the way.

Leogang hosts numerous events throughout the summer, such as the UCI Mountain Bike World Cup, the Leogang Craft Beer Festival, and the Summer Concert Series, with live music performances in various venues around the village.
