The charming village of Katschberg lies in the Carinthia province of Austria and is just over an hour’s drive south of Salzburg. Katschberg is one of Austria’s best kept secrets and is one of the few Austrian resorts where it is possible to find ski-in ski-out property for sale. Katshberg is surrounded by pine forests and is beloved by families for its wide pistes, beautiful scenery and some of the best year-round facilities for kids in the Alps. Katschberg is situated right on the border between the Austrian sates of Salzburgerland and Carinthia. It is part of the ‘Lungau’ region which is home to some 15 or so charming Austrian villages.

The area in a popular second home location since the warm Adriatic air makes summers here particularly hot.

If you are looking to buy a property in this part of Austrian then you will find significantly cheaper prices than in the more established resorts of Salzburgerland and the Tyrol.

If you wish to rent out your property then you will have to buy into a managed tourism development or find a property with existing consent for touristic use. These often come at a premium of up to 50%.

Due to the low property prices and a strong summer rental season then yields tend to be above average in this part of Austria.

Katschberg is the prime touristic destination in the region and an apartment or chalet within walking distance of the two main ski lifts in the center of the village will make an excellent property investment.

Winter in Katschberg

Katschberg is an ideal base for families who will love the un-crowded pistes and ski-in ski-out property. The ski region extends to over 70kms and is covered by a fast and efficient lift system.

The village sits in a valley with the Katschberg Mountain on one side and the Aineck on the other with skiing on both the south and north facings slopes.

From the top of Aineck it is possible to ski down to the pretty village of St Margarethen – ideal for a long lunch break.

Further popular winter activities include horse drawn sleigh rides, night skiing and designated toboggan runs.

Katschberg is a popular summer destination and ideal base to explore the beautiful Carinthia region of Austria.

The bustling village is packed with families enjoying the adventure park, equestrian centre, outdoor swimming pools, and numerous hiking and biking trails.
