The charming village of Bramberg dates back to the 10th century and is surrounded by high mountains, lush forests and alpine lakes. It is located just 35 minutes drive from Zell am See and Kitzbühel and, together with Neunkirchen, forms the Wildkogel Arena. Property in Bramberg

Bramberg has been transformed over recent years and Austrian property buyers will now find a good selection of apartments for sale in and around the village centre.

Many of these are part of managed hotel residences where owners will be under an obligation to rent out their property via the on site management company.

The best of these resorts will come with a wide range of spa and wellness facilities and are just a short walk from the main Smaragdbahn Gondola.

Due to new second home laws in Austria there has been no new construction of these type of holiday residences since 2018. Instead you will have to find an existing owner who is selling. Resorts such as ‘Wildkogel Resort’ and ‘Smaragd Resort’ are good places to look.

Expect to pay from EUR 500,000 for an apartment or from EUR 1,200,000 for a chalet. Prices will be net of VAT and the new owner must continue with the existing rental business.

Bramberg is a popular location due to its great family-friendly ski region but also its proximity to nearby Kitzbühel and Zillertal ski region.

Bramberg, and it’s neighbour Neukirchen, offer relatively affordable apartments and chalets for sale compared to its more expensive neighbours in the Kitzbühel and Zillertal region where prices can be up to 50% higher.

If you are looking for a chalet for sale, these tend to be just above the village where you will start to get some incredible views over the rooftops of Bramberg and across to the Hohe Tauern mountains.

If you can’t find a chalet in Bramberg, look to nearby Neukirchen where the National Park Chalets has a ready supply or resales chalets for sale from around EUR 1,300,000 net.

Winter in Bramberg

The region enjoys abundant snowfall from late November to April, thanks to its north-facing valley basin and core ski zone, situated between 2,021 and 2,233 meters in elevation. These high-altitude slopes ensure consistent conditions throughout the season, which typically extends from December until well after Easter.

Even as spring begins to emerge in other parts of the Alps, skiing in Bramberg remains in full swing, with daily temperatures often staying below freezing through March.

This family-friendly resort is ideally located halfway between the Zillertal and Kitzbühel ski areas. The new Kitzbühel gondola is just five minutes by car or ski bus opening up all 220kms of skiing in the Kitzbühel Alps.

The Wildkogel Arena provides 75 kilometres of slopes, 85% of which are blue or red, making it an ideal destination for beginners and families. Modern lifts give access to these pistes, with smooth and efficient transport up the mountain.

The area is also home to the world’s longest illuminated toboggan run, a 14-kilometre thrill ride from the mountain down to the village.

Beyond skiing and snowboarding, Bramberg caters to a wide range of winter activities. Cross-country skiers can explore over 45 kilometres of groomed trails, while winter hikers and snowshoers can traverse serene Alpine landscapes.

For those seeking more unique experiences, options include snow tubing, sleigh rides, and even traditional ice-stock sports.

Families with young children are well taken care of, with dedicated children’s areas at mountain lift stations, friendly ski mascots Kogel-Mogel and Kogel-Mia, and ski schools that specialise in beginner and kids’ lessons.

Summer in Bramberg

Those who love the outdoors will find no shortage of opportunities to connect with the breathtaking landscapes. During the long summer months, you will find warm temperatures, fresh alpine lakes and an endless array of outdoor activities including hiking, mountain biking, sailing and much more.

The Tauern Cycle Path is a standout, guiding cyclists through picturesque valleys and along serene rivers. Bramberg and nearby Neukirchen serve as bases for bike tours offering a full range of difficulty: family-friendly routes, challenging climbs, and breathtaking single trails. In total, there are 800 km of mountain bike tours, affording amazing views across the handlebars of the mighty glaciers between the Grossglockner and Grossvenediger. Indeed, the Wildkogel Bike Arena was chosen by “Bike” magazine as one of the Alps’ best biking areas.

For those seeking unique summer adventures, mountain go-karting provides a thrilling experience. Starting at the Wildkogelbahn’s top station, participants race down a 4-kilometre course to the mid-station. Families will also love the Kogel-Mogel Adventure Arena, where climbing towers, trampolines, and other attractions keep younger visitors entertained.

Nature is a highlight of any summer visit to Bramberg. The nearby Hohe Tauern National Park, one of Europe’s largest nature reserves, offers a haven for wildlife and plant species, perfect for exploration and photography. On warm days, natural swimming lakes in Neukirchen and Hollersbach provide refreshing escapes, complete with recreational amenities like volleyball and tennis courts.

For golfers, Mittersill Golf Club is just five minutes away by car, while the courses at Kitzbuhel and Zell am See are both within easy reach.

Culture and history add depth to the Bramberg experience. The local museum delves into the region’s rich heritage, including its famous emerald deposits, with free entry available through the National Park Summer Card. This card also grants access to over 60 activities and attractions throughout the area, making it an essential addition for visitors eager to make the most of their stay.
