These are properties that have designated second home status. They do not have any rental obligations. Unfortunately, these residences can be difficult to find and tend to command a significant price premium.

Freizeitwohnsitz: 

Similar to Zweitwohnsitz, Freizeitwohnsitz is the term used in the Tyrol region. They are existing second homes and are highly sought after. They are often referred to as ‘Leisure Residences’ in English.

Apart-Hotels:

These properties are classified as commercial hotels and investors must agree to rent their apartment. There is typically an on-site management team that will provide a complete rental management service. Many of these residences will have communal facilities such as swimming pools, restaurants and wellness areas.

Hauptwohnsitz:

If you are considering moving to Austria or want to retire here, a Hauptwohnsitz apartment or chalet might be of interest to you. These properties must be registered as your main residence.

 

1. Kitzbuhel:

Kitzbuhel is a well-known ski resort that boasts a rich history and an upscale ambience due to its exclusive shopping and culture. Property prices in Kitzbuhel are on the higher end of the spectrum, reflecting its status as a premium ski resort.

Although finding a property in Kitzbuhel can be challenging, it is possible to enter the property market with approximately 600,000 for a 1-bedroom apartment. For two and three-bedroom apartments, the prices range from 700,000 to 1,000,000. (2024 figures) 

The Kitzbuhel market is primarily dominated by chalets. Expect to pay upwards of EUR 3m for a chalet. Kitzbuhel is a preferred destination for ski lovers and luxury property investors alike, with its excellent accessibility and reputation for hosting the legendary Hahnenkamm downhill race.

2. Lech-Zurs:

Lech-Zurs is widely regarded as the most glamorous destination in Austria. Nestled in the Arlberg region, these villages have limited real estate options and come with premium price tags. Known for its world-class skiing, boutique hotels, and fine dining, many celebrities opt for these places to enjoy their privacy and gourmet restaurants. 

In Lech-Zurs property prices can reach EUR 30,000 /m2 making it one of the most expensive ski resorts in Europe. 

Lech-Zurs is easily accessible from Innsbruck and Zurich airports, making it a preferred choice for international visitors looking for luxury chalets or upscale apartments.

3. Fieberbrunn:

Fieberbrunn is a charming Austrian village located in the stunning Pillerseetal valley. It is a hidden treasure that is loved by both families and outdoor enthusiasts who are looking for a more relaxed skiing experience. 

Fieberbrunn offers a variety of property options, including traditional chalets, cosy apartments, and newer developments. This makes it an attractive choice for families and investors alike. The majority of the apartments and chalets are classified as 'Hauptwohnsitz' or main residences.

Two recent apart-hotel residences are currently under construction right opposite the main ski lifts. These two residences - ADEA Lifestyle Suites and Ski Sonnen Resort - are set to transform this part of Fieberbrunn into one of the most desirable areas of the village and offer its first ski-in ski-out apartments for sale. 

Property prices in Fieberbrunn are more affordable compared to some of Austria's more exclusive resorts. If you are looking for a 1-bedroom apartment, you can expect to pay from EUR 350,000. 3 or 4-bedroom apartments and penthouses can be found for around EUR 1,000,000 EUR.

The new ADEA residence also has two ski-in ski-out chalets for sale for EUR 1,162,000 net. 

4. Ski Welt:

Ski Welt is Austria's largest interconnected ski area, which comprises several charming villages, including Elmau, Going, Brixen im Thale, Scheffau, Westendorf, Söll, Hopfgarten, and Itter. 

Property prices in Ski Welt are relatively affordable compared to other premium ski resorts in Austria, making it a great option for investors and second-home buyers. You can find a two-bedroom apartment from 750,000 to 1,000,000 euros, while chalets are priced upward of 2,500,000 euros. 

A strong summer season will ensure that you get good rental income for your new Austrian ski property. 

The most sought-after properties in the area are existing leisure residences, also known as "Freizeitwohnsitz" in the Tyrol region.

5. Zell am See:

Zell am See is a beautiful place that offers a range of properties to suit different budgets and preferences. You can choose from lakeside apartments to charming chalets overlooking the slopes. 

The location is quite convenient as it is just 80 kilometres from Salzburg Airport, making it easily accessible for international visitors. You also have direct trains right into Zell am See Bahnhof. 

The prices of properties in Zell am See vary depending on the location and proximity to the ski lifts. 

An apartment or chalet with a lake view will command a significant premium. 1-3 bed apartments range from EUR 500,000 to EUR 1m. 

There are very few chalets in Zell am See and they very rarely come on the market for sale. If you are lucky enough to find a chalet then expect to pay from EUR 2m for an older property. Close proximity to the lake or the ski lifts can double this price. 

Zell am See is an all-year-round resort, perfect for families, and provides high rental returns with its year-round tourism.
